Sturtevant, a Rail Village That Grew

Sturtevant is a small village, and concrete contractors working here find a mix of older railroad-era homes and newer construction. The village had 6,919 residents in 2020 on about four square miles. Between 2000 and 2010 its population grew 31.8 percent, and its housing units rose from 1,521 to 2,240. That growth spurt means a big share of the driveways and slabs in town are now 15 to 25 years old.

Names along the tracks

The village was first called Parkersville, after the Parker family, then Western Union Junction, then Corliss, after the Brown Corliss Engine Company. It became Sturtevant in 1923, when the B. F. Sturtevant Company of Massachusetts opened a plant here. It sits at the junction of two Milwaukee Road main lines, and Amtrak serves the area from a station on Highway 20.

Older homes near the center of the village often have small lots, detached garages and walks poured long ago. Newer homes from the 2000s tend to have attached garages and wider drives.

Concrete at about 20 years old

A driveway poured in the early 2000s is reaching the age where problems show up:

  • Cracks spreading from corners and joints
  • Settling at the garage apron or along the edges
  • Surface scaling from years of salt
  • Heaving where water gets under the slab and freezes

Some of these can be repaired. If cracks are narrow and the slab is still level, sealing them keeps water out. If sections have sunk or broken, replacing them is often the better choice. We will tell you which applies and price both options when it makes sense.

Our Sturtevant services

Concrete driveways, full replacement or partial sections. Concrete patios, including stamped concrete. Sidewalks and steps, from a front stoop to a walk around the house. Garage and shed slabs, including replacing old detached garage floors. Concrete repair and replacement for any slab that has cracked, sunk or heaved.

Every exterior slab gets a compacted stone base, air-entrained concrete, control joints and a proper cure.

Why concrete cracks, and how joints help

Concrete shrinks as it cures and moves with temperature. That movement creates cracks. The goal is not to stop all cracking, which is not possible, but to control where it happens.

Control joints are straight grooves cut or tooled into the slab. They create a weak line so the slab cracks there, out of sight, instead of randomly across the surface. Spacing matters. Joints spaced too far apart leave room for random cracks between them.

Isolation joints separate the slab from the house, garage floor, steps or other slabs so each can move on its own.

When we look at an older Sturtevant driveway with cracks running everywhere, missing or widely spaced joints are often part of the story. On a new pour, we plan the joint layout before we form, so cracks land where we intend.

Planning ahead

Sturtevant sits at about 702 feet, and drainage needs planning on every job. We set a slope that sends water away from your foundation. We also check whether the Village of Sturtevant requires a permit for your work before we schedule the pour.

Sturtevant Questions

My Sturtevant driveway is about 20 years old. Repair or replace?

If it is cracked but level, sealing cracks can extend its life. If sections have sunk or broken, replacing them usually lasts longer. We will show you which applies.

Can you replace a detached garage floor in Sturtevant?

Yes. We break out the old floor, rebuild the base and pour a new reinforced slab.

Is flat ground a problem for concrete?

Flat lots need careful grading so water does not pond. We set every slab with a measured slope away from the house.
